Biofilms

Algal growth on exterior masonry surfaces given the high temperature and rainfall of the region is now becoming a maintenance issue for many home owners, domestic or commercial landlords and housing association. These biofilms grow virtually everywhere, in almost any environment where there is a combination of moisture, nutrients, and a surface.
How do they colonise the render?
The spores are usually blown onto the render by the wind where over time they colonise helped by the ever wetter climate. The walls that take the brunt of the weather have a higher levels of colonisation but it can be on all the property walls. Localised growths will also occur where there is a leaking gutter or downpipe keeping the wall moist. The problem is an aesthetic as well as an economic one. Species are mostly yellow to bright orange or red-brown in colour, due to the orange pigment or black in colour. The biofilm can be removed using our Softwash System and the render treated on a two or three yearly basis to prevent further colonisation. If left untreated the most common contaminants on walls are the pigment producing Aureobasidiumsp sp., and Cladosporium sp. and Alternaria sp. These species will rapidly spread and colonise many surfaces causing disfigurement and decay by the release of pigments and acids respectively.

Softwashing is the application of a chemical wash onto the substrate by means of a low pressure pump and normally a telescopic pole.

Softwash Chemicals

System 1) A hypochlorite based softwash biocide which at 5:1-10:1 dilution is classed by the EU, PCD and HSE as non corrosive or hazardous to people or the environment. This solution contains no acids or solvents does not bio-accumulate and the surfactant is fully biodegradable and after use it quickly breaks down into tiny amounts of ordinary salt and water System 2) A Biocidal Wash (DDAC) fully biodegradable does not bio-accumulate Ph neutral, so safe for children and pets once treated surface is completely dry.

System Application

The application of a Softwash Solution via a very low pressure nozzle and pump. The Softwash solution is sprayed onto the wall or in some instances it is brushed on.
System 1: The hypochlorite solution is sprayed onto the wall and then left for 30-60 minutes before being rinsed of. It may require more than 1 treatment to bring the walls up to an acceptable standard. The final step of the process is to treat the wall with the inhibitor solution. Results are normally seen within 3-24 hours of application. System 2: The application of a (DDAC) solution. The wall is saturated with the solution which is not rinsed off but just left to dry. This system can take up to 1 year to fully clean but some noticeable difference should be seen within a few months.
Softwash Solution application is at an extremely low pressure (no more than your garden hose)

Preperation for Softwashing

We will cover the garden area as required with tarpaulins covering any shrubs or planted area. If the wall has a climbing plants it is best to remove these from the wall. The drive should be clear as we will be moving our equipment around also all pets and children must not be allowed to access the site during the cleaning process and only be allow onto the area once it is completely dry.

I have used Cotec twice now over the past 6 years and cannot recommend them highly enough. They undertake the work to a very high standard and the clean up operation was exceptional. Sam even came back at a later date with a replacement tile that he had discovered to repair a slightly cracked one in my roof. There are a number of companies advertising similar services but I would be surprised if anyone can match this standard. All work completed as per the Statement of Work, on time and at the agreed price. I will certainly be using them again in two years time when the roof needs cleaning.
